Material measurements from plans (‘material take-off’)

What is it?

  • We take accurate measurements from your building plans
    (‘material take-off’)
  • We list the materials and quantities you’ll need, organised by trade –
    for example, carpentry, concrete, roofing. (‘schedule of quantities’)

 

Who needs it?

  • Homeowners or project managers inviting quotes or tenders. Supplying a schedule of quantities makes quotes and tenders more easily compared to each other because they’ll all be based on the same material estimates.
  • Contractors quoting or tendering. You may have done your own ‘take-offs’ in the past, but using a Quantity Surveyor means you can do more quotes more accurately, so when you win the contract, materials don’t cut into your margin.
  • Building materials suppliers who need to supply materials based on plans. 

What does it cost?

Labour and materials report (or schedule)

What is it?

Similar to a schedule of quantities, but also includes the time needed to build by including a ‘labour constant’. From this, you can estimate the price of material and labour.

 

Who needs it?

  • Homeowners taking are more independent approach to building a new home, or renovating, by tendering, procuring contractors and subcontractors. If you plan to buy your own materials (a labour-only contract) and avoid contractors adding margins to materials, you’ll only save money if you have the materials ready when the builder needs them.
  • Contractors and subcontractors who want to price not just materials, but also their labour, based on the project’s estimated duration.

What does it cost?

Ballpark figure costing (per square metre estimates)

What is it?

If you’ve just got a concept, very basic plans, or a general idea of what you want, we can use things like location, number of storeys and floor size, alongside historical data, to give you a ‘ballpark figure’ for what your project may cost, per square metre. It’s also known as a ‘conceptual cost estimate’.

Who needs it?

Useful for feasibility studies and budgeting, we often provide ‘ballpark figures’ to:

  • Home owners
  • Architects and designers
  • Main contractors and builders

Preliminary cost estimate

What is it?

Using more detailed drawing with information like dimensions and which materials, we separately measure each building element (foundation, walls, roof and so on) and price your project, per square metre. The more you can tell us about what you want, the more accurate our estimate.

It’s useful for feasibility studies, budgeting and working out which combination of materials you can afford.

  • Design-and-build contractors
  • Homeowners
  • Builders who provide complimentary estimates to client as part of a ‘charge-up’ (hourly rate) contract.

Detailed cost estimate

What is it?

From complete detailed drawings (structural, architectural, electrical, and so on) or working drawings, we’ll measure and price in detail all the trades needed. We can price using market averages from your area (known as ‘benchmarking’), or your own rates.

We get quicker and more accurate every time we provide this service to you, because we’re data driven: we keep your rates in a database.

Peer checking your own estimates

What is it?

For those who want to do their own material take-offs, schedule of quantities, preliminary or detailed cost estimates, or ballpark figures, we can check your work. You can get extra peace of mind without paying for a full Quantity Surveying service.

Main contractors and subcontractors.

What does it cost?

Bank report

What is it?

If your bank is asking for an independent cost assessment from a quantity surveyor, we can create a report to suit your bank’s requirements, and support your finance application.
